BEFORE CLOSING DAY
(10 Days Before Closing)

 

Choose Your Real Estate Lawyer

  • Complete the client intake form and client onboarding
  • Provide identification or complete virtual identification and verification form
  • Schedule signing appointment

Confirm Your Mortgage Details

  • Make sure all documents are submitted to lender or mortgage broker
  • Mortgage commitment is signed
  • Your down payment and closing costs are confirmed – arrange for funds to be ready


Set Up Home and Fire Insurance

  • Your policy must start on closing day. Send proof to your lender and lawyer.


Set Up Utilities & Services

  • Hydro
  • Gas
  • Water
  • Internet & cable
  • Waste collection
  • Any hot water tank rental

Do Your Final Walk Through

This is your chance to make sure everything looks right.
Check:

  • Appliances
  • Plumbing
  • Electrical
  • Any agreed upon repairs
  • Condition of the home


Review Your Agreement of Purchase & Sale

Double check inclusions, exclusions, and adjustments so there are no surprises.

Arrange for movers

Your lawyer cannot guarantee a time of closing or when you will receive your lockbox code/key. It is advisable to have movers ready for 3:30pm or later on your closing day.

Sign Your Closing Documents

Meet with your lawyer either in person or virtually to review your closing documents including:

  • Closing ledgers
  • Transfer/Deed
  • Mortgage documents
  • Title insurance


Provide Your Closing Funds

Wiring of closing proceeds to the lawyers trust account. Delivering funds early helps avoid delays.


Title Searches & Final Checks

Your lawyer will complete all searches and resolve any issues with the seller’s lawyer so your title is clear.


CLOSING DAY

Stay Available

Your lawyer may need quick confirmations as the final steps happen.

Your Lawyer Completes the Closing

  • Receive mortgage funds
  • Confirms any outstanding items are resolved
  • Transfer funds to the seller’s lawyer
  • Exchanges closing documents with seller’s lawyer
  • Register your Transfer and Mortgage
  • Confirm you are the new legal owner
  • Contact municipality for change of ownership

Pick Up Your Keys

Keys are usually held in a lockbox at the property. Lockbox code is released once registration is complete. This can happen anytime between 9:00 am and 5:00 pm on closing day.

AFTER CLOSING

Update Your Address

  • Canada Post
  • Driver’s licence & health card
  • Banks, employer, insurance
  • School and medical offices
  • Any other service providers


Review Your Closing Package

Your lawyer will send you:

  • Your final report
  • Registered deed
  • Title insurance policy
  • Mortgage documents
  • Final accounting ledgers

Test All Systems Again

HVAC, water heater, appliances, smoke/CO detectors — just to be safe.

Secure Your Home

Consider changing locks or reprogramming smart locks and security systems.
